We can convert your point cloud into a BIM model. These models, with BIM standing as building information modelling goes beyond a 3D representation of each of the construction elements, given it functions as a database that allows us to quantify and qualify each element individually (walls, windows, floors and other plumbing and mechanical installations).

These tools are extremely useful for managing building information in rehabilitation and reconstruction projects, since these models work as a parametric database, customizable with any type of information required, such as identification of pathologies, suppliers, dates of construction and installation, table of areas, linear meters, etc. The information to be incorporated depends on the client and their needs.

We deliver the BIM model in the following formats:

• .RVT – Autodesk Revit format.
• .IFC – BIM format compatible with other BIM programs such as Archicad, Allplan or BricsCAD

Additionally, if you are interested in 2D plans, we can include AutoCAD drawings such as facades, sections or floors, along with the BIM model.

This is a BIM Model

The BIM methodology is a working system that allows collaboration between different parties in real-time, which allows centralized management of all types of architecture, engineering, and construction projects.

Through these models, a digital representation of the construction process is obtained to facilitate exchange and interoperability, because, in addition to enabling three-dimensional visualization of the project to be built, it provides collaborators with data on times, costs, environmental impact, and maintenance, among others.

We understand the complexity and amount of information that a BIM model can offer, it is important to highlight that within our service there are different levels of detail for their elaboration.

Level of Detail

Before requesting this service, it is very important to define the level of detail of the 3D model, since these characteristics have a great impact on the production and delivery time, as well as the quotation process.

Depending on the reach of the project, Nubarch offers the following levels of detail as a reference guide for the customer. If necessary, it is possible to increase or reduce the modelling level throughout the spaces of the project, in order to adapt and meet the requirements and capabilities of our client.

– Ideal for visualizing the mass relation of the project with the immediate architectural context.
– Offers the possibility of analyzing the daylight exposure of the project based on its real location.
– No incluye detalles como ventanas, puertas ni instalaciones presentes en el proyecto.

– In this case we include the most important architectural and structural elements of the project, such as plates, columns, beams and openings for doors and windows outside the project.
– Does not include inner partitions, doors, or installations.
– We can include the immediate architectural context as mass models. 

– At this modelling level, we provide an architectural base for the project.
– We include architectural elements such as doors, windows, and inner partitions, as well as plumbing installations and fixed furniture.
– This is equivalent to Level of Detail 2 for 2D CAD Drawings.

– In addition to the basic architectural elements, we include details of installations, fixtures and fittings, as well as relevant interior elements present in the project.
– Includes any kind of information and parameters required by the client, such as construction dates per element, existent pathologies data, etc.
– Recommended for projects in their final stage, or ready to include detailed engineering information.
– This is equivalent to Level of Detail 3 for 2D CAD drawings.
